Off Market Hotels explain the business of selling your hotel ‘off market’

“Off Market Hotels has been a long-term dream of mine,” says Chris Cameron, their principal. Chris comes from a long line of Queensland hoteliers. His great-grandfather built the Orient Hotel in the Brisbane CBD. His father, Ian Cameron, was a very well known Queensland publican in the 1980s and 1990s who went on to create Giants Liquor. Giants Liquor was the biggest independent buyer of liquor in Queensland for more than 10 years, eventually selling to ALM, which is now known as Celebrations.

“Hotels and the business of hotels is truly my passion and business,” says Chris. He has a long history of rebuilding hotels, building new hotels, re-positioning hotels and operating many large multi-faceted hotel businesses around Queensland. Chris also has an associated Diploma in Hotel Management and 25 years of history as a general manager and director of over 30 hotel and hospitality assets. Chris still has an active management company in the industry, Liquid Resource Management, which is a specialist third-party hotel management solution.

“When working in hospitality, my motto was ‘you always need to live it and love it,'” he says.

While Off Market Hotels’ principal has a long history of buying hotels and hospitality assets, he has also been the seller in these instances.

“I understand the pain and pressure hoteliers and local operators are put under when they want to sell,” says Chris. “As hoteliers, a lot of our business value is good will. A lot of our day-to-day charter is to always strive to do our best to connect to our local community. To ensure our hotel becomes a big part in all of the local community. So when you want sell it becomes an instant negative to your business and your local community. Off Market Hotels intends to take that pain and pressure away from you,” explains Chris.

Explaining the unique approach Off Market Hotels takes, Chris says:

“Our sales model is different, since we don’t believe in endless, big press ads or glossy, expensive campaigns. We choose to list you quietly. You decide when to sell or when you want to just test the water. If you want to test the water then test it with Off Market Hotels. We are the matchmakers of the hotel, hospitality and tourism worlds.”

Off Market Hotels’ approach is to discreetly list your property and build your sale profile. They then maintain an off-market sales approach and campaign for the duration.

“We spend our time searching for your perfect match,” says Chris, “with a structured approach to the potential buyer who we see as the perfect fit.”

Off Market Hotels sells all hotel assets whether freehold and leasehold, any hospitality on-premise going concern, community clubs, night clubs, van parks, resorts and 5-star accommodation properties.

“The hotel broker market has been the same for so long,” says Chris, instead “choose a refreshing new approach to selling your hotel by using old faces that know the business and know your business.”
